Seems like it has to go Colin IMHO. But its not a failure, knowledge gained and another experience.
Maybe you wont drop you too much on Ebay, all cleaned up ...
What do the neighbours think of it or haven't you asked them? Noisy compressor running for long periods would upset lots of folks + did any grit go over their side?
Even if I hadn't spoken to them I would be concerned and it would be another -Ve against it.
